Roof inspection & certification

Selling, buying, or renewing a policy? We walk the roof, photograph every detail, count the squares and write up what is sound and what is not. If something needs correcting before close, the scope and the price are in the same report.

A roof report you can hand to anyone

Buyers, lenders, insurers and escrow officers all ask the same question: is this roof sound, and if not, what does it cost to make it sound? A verbal "looks fine" from a home inspector who did not walk the tile does not answer it. We do: we walk the roof, photograph every detail, count the squares, note the age and condition of the tile, underlayment, flashings, ridge and penetrations, and write a report that states what is sound, what is not, and the priced scope of any corrections.

Who uses it

  • Sellers who want the roof question answered before it becomes a repair credit negotiation.
  • Buyers who want to know whether the "50-year tile roof" in the listing is on 25-year-old felt.
  • Insurers that require a roof condition report for a new policy or renewal on an older home.
  • Homeowners who simply want a baseline, with photos, before monsoon season or before going solar.

What is in the report

  • Dated photos of the field, valleys, penetrations, flashings, ridges and hips, and the attic side where accessible.
  • Square count and roof plan, pitch, tile profile and approximate age.
  • Condition notes by component, with a plain conclusion: sound, serviceable with repairs, or at end of life.
  • A line-item scope and price for any correction, so the report doubles as a quote if you want one.
  • For escrow: a written certification letter on our letterhead once any required corrections are complete.

Inspection free. Certification letter quoted up front.

The inspection, photos, square count and written scope are free, always. A formal certification letter for escrow or an insurer is a paid report because it carries our name on a document a third party relies on; the price is stated before we climb, and it is credited back if you hire us for the corrections. We do not certify a roof we would not put our name on.
