Leak diagnosis & repair
A stain on the ceiling is where the water ended up, not where it got in. Most valley leaks trace to a flashing detail, a cracked pipe boot or a valley, not to the field of the roof. We find the entry point before anyone quotes a fix.
Where Las Vegas roofs actually leak
A roof almost never leaks through the field, whether it is tile, shingle or flat. It leaks at the details, the places where the underlayment is cut, lapped or terminated: pipe jacks and vent boots that split in the sun, valleys where two planes of water meet, the sidewall and headwall flashing where the roof meets a stucco wall, skylight curbs, satellite-dish and old solar mounts, and the ridge and hip lines where mortar or foam has cracked. Water enters at one of those and travels along the underlayment, sometimes several feet, before it finds a seam and shows up on your ceiling.
That is why we do not quote a leak over the phone and why we do not patch where the stain is. We find the entry point. Then we tell you what the fix is, whether it is a $-hundreds detail repair or evidence that the whole underlayment has gone.
Common valley leak sources
- Split pipe boots: the rubber or lead collar around a plumbing vent, cooked brittle by the sun. The single most common leak we see.
- Valleys: debris dams, undersized or corroded valley metal, or tile cut too tight so water runs under it.
- Wall flashing: stucco applied over the flashing with no weep, or a cracked sealant joint at a headwall.
- Cracked or slipped tile: usually from foot traffic (HVAC and satellite techs), exposing the felt underneath to direct sun until it splits.
- Old penetrations: removed dishes, abandoned solar standoffs and swamp-cooler mounts that were never flashed properly.
- Brittle underlayment: when it is the paper itself, a repair is temporary and we will say so.

Leaking now?
Call and say the word "leak". During monsoon season we dry in first and diagnose second.
How a leak diagnosis works
Find it, prove it, fix it.
Inside first
Where the stain is, when it shows up (every rain, or only sideways monsoon rain), and what is above it: a vent, a valley, a wall.
Then the roof
We walk uphill from the suspect area, lift tile where needed, and photograph the detail. If it is not obvious, we water-test from the lowest suspect point up.
Photos and the fix, in writing
You get the photo of the entry point, the repair scope and the price. If the real problem is the underlayment, we show you that too and quote the relay instead of selling a patch.
Repair with the right parts
New boot or flashing, tile reset with proper lap, sealants rated for this heat. We do not smear roofing tar over a tile roof and call it fixed.
Pricing
Diagnosis is part of the free inspection.
The walk, the photos and the written diagnosis cost nothing. A detail repair (a boot, a flashing, a handful of tiles) is quoted as a flat price for that detail. If the diagnosis shows the underlayment has failed across the roof, you get a relay quote by the square instead, and we tell you honestly that patching will not hold.
Other services
The rest of what we do.
Tile lift & relay
Full underlayment replacement using your existing tile. The job most Las Vegas homes actually need when the roof starts leaking at 15–25 years.
Existing tile reused →Complete re-roof
Tear-off to the deck and rebuild — tile, shingle or low-slope. For roofs past relay, or where the deck itself has gone.
Priced by the square →Shingle & flat roofs
Architectural shingle re-roofs and repairs, rolled roofing and modified-bitumen on flat and low-slope sections. Same inspection, same written scope.
Any roof type →Solar remove & reset
Panels come off, the roof underneath gets done right, panels go back on. Coordinated directly with your installer so nobody voids anybody's warranty.
Coordinated with your installer →Monsoon & storm response
Emergency dry-in and tarping during monsoon season, then a permanent repair scheduled once the system passes.
Temporary dry-in, then a real fix →Roof inspection & certification
The inspection and written certification escrow asks for, with a scope of work and price if anything needs correcting before close.
Written report →Free inspection · Written scope · Insurance claims handled
