Shingle & flat roofs

Not every valley roof is tile. Older neighbourhoods run on shingle, and thousands of homes have a flat section over the patio or garage that was rolled twenty years ago and never looked at again. We repair and replace both, with the same walk, photos and written scope.

Shingle roofs in the valley

Asphalt shingle is the second most common roof in Clark County, on 1960s to 1990s homes in Paradise, the east side, Boulder City and older Henderson, and on plenty of newer homes where the HOA allowed it. It is cheaper and lighter than tile, and it is honest about its age: the sun cooks the asphalt, the granules wash into the gutters, the tabs curl and crack, and at 15 to 20 years in this climate the roof is done. A shingle roof does not get a relay; when the shingle is finished, the roof is replaced.

Before that, most shingle leaks are the same details as tile: split pipe boots, wall flashing, valleys, a satellite mount. Those are repairs, priced flat, and we say so rather than sell a re-roof. When it is a re-roof, you get a tear-off to the deck, deck repair by the sheet, new synthetic underlayment, ice-and-water at the valleys and penetrations, new drip edge and flashings, and an architectural shingle rated for this heat, in the colour your HOA allows.

Flat and low-slope sections

Thousands of valley homes have a flat roof over the patio, the garage, an addition or the whole house. They were rolled with granulated roll roofing or modified bitumen when the house was built and most have never been touched since. Flat roofs fail differently: at the seams and laps, where water ponds, at the parapet and scupper, and anywhere a sealant joint has dried out. A roofer who only does tile will tell you to "coat it". We repair the detail that failed, or replace the section with a modified-bitumen or single-ply system with proper slope to the drains, and we price that section as its own line.

  • Repairs: boots, flashings, seams, scuppers and parapet caps, priced as a flat number for that detail.
  • Shingle re-roof: tear-off, deck, underlayment, flashings and architectural shingle, by the square.
  • Flat section replacement: tear-off or recover, tapered slope where ponding needs it, new membrane and edge metal, by the square.
  • Mixed roofs: tile main roof plus flat patio in one scope, each priced on its own line.

Signs it is time

What a tired shingle or flat roof looks like.

Granules in the gutter

Shingle shedding its surface is shingle at the end of its life. The asphalt under it goes brittle next.

Curling, cupping, cracked tabs

Sun damage you can see from the driveway. Wind will take the next course.

Ponding after a storm

Water still standing on a flat roof two days later is working its way into every seam it sits on.

Blisters and open laps

Bubbled or lifted roll roofing is the membrane separating from the deck.

Stains on the patio ceiling

The classic valley flat-roof leak: the parapet or scupper, not the field.

Storm damage

Missing shingle, torn membrane, lifted edge metal. Usually covered; we handle the claim.

Pricing

By the square, each section its own line.

Shingle and flat work is priced per square like everything else we do, with tear-off, deck allowance, underlayment or membrane, flashings, disposal and permit shown separately. A flat patio section on a tile house is quoted as its own line so you can see what it costs on its own and decide whether to do it now or later. See how we price.
