Complete re-roof

For roofs past relay: tile that is broken across the field, a deck that has gone soft, or a shingle or flat roof that has simply run out. Tear-off to the deck and rebuild, with every line priced before we start.

When a roof is past a relay

Most Las Vegas tile roofs do not need replacing; they need their underlayment replaced. But some do. Tile that is broken across the field rather than in a few spots, clay or lightweight tile that is spalling and cannot be matched, a deck that has rotted beyond a handful of sheets, a roof that was already relaid once on cheap felt and is failing again, or a shingle or flat roof that has simply run out. In those cases the honest answer is a tear-off to the deck and a rebuild.

What a re-roof includes

  • Tear-off of all tile, shingle or membrane, battens and underlayment down to the deck, with haul and disposal as its own line.
  • Deck inspection and repair by the sheet, with a stated allowance and a per-sheet price for anything beyond it.
  • New high-temperature underlayment, drip edge, valley metal, pipe jacks and wall flashings.
  • New roof covering: concrete tile (the valley default), architectural shingle where the HOA allows, or a single-ply or modified-bitumen system on low-slope sections.
  • Permit and inspections with your jurisdiction, final clean-up and magnet sweep, photo documentation of the finished roof.

Tile, shingle or flat?

If you have tile now and the HOA requires it, you get tile. Where there is a choice, we will walk you through weight, cost, lifespan and heat performance honestly. Tile is heavier and costs more up front; it is also what lasts in this sun. Many valley homes have a low-slope section over a patio or garage that needs a proper membrane system rather than tile laid too flat, and we price that section separately.

Pricing

By the square, line by line.

A re-roof is priced per square for the tear-off and per square for the new system, with the deck allowance, flashings, disposal and permit as their own lines. Tile weight, pitch, stories and the number of valleys and penetrations all move the per-square number, and our quote shows which ones apply to your roof.

We do not bundle financing into the price and we do not round the number up to leave room for a "discount". See how we price.
