How long does a tile roof last in Las Vegas?

The tile: 50 years, easily

Concrete roof tile is a cement-and-sand product. It does not rot, it does not burn, and it does not mind being baked at 150°F every afternoon for six months. Manufacturers warrant it for 50 years and the Tile Roofing Industry Alliance describes service lives beyond that. The tile on a 1995 Henderson tract home is, in almost every case, fine. Individual pieces crack from foot traffic (air-conditioning technicians are the usual culprits) and from hail, and those get replaced with matching salvage, but the field of tile is not what fails.

The underlayment: 15–25 years in this heat

Under the tile, nailed to the plywood deck, is the underlayment. On most valley homes built before about 2010 that is one or two layers of 30# asphalt-saturated organic felt. The felt is the actual waterproofing: tile sheds most of the water, but wind-driven rain, water running under cut tile at valleys, and anything getting past a flashing all land on the felt and run down it to the gutter. When the felt is sound, the roof does not leak. When the felt turns brittle and splits, the roof leaks regardless of how good the tile looks from the street.

Organic felt in a mild climate lasts a long time. In the Mojave it does not. Industry and manufacturer guidance generally puts felt under tile at 15 to 25 years in hot desert conditions, and that matches what we see when we lift tile on valley roofs from the 1990s and 2000s: dry, cracked, crumbling paper that tears at a touch.

Why Las Vegas is harder on felt than anywhere

• Deck temperature. The air under concrete tile on a July afternoon runs well above the outside air temperature. Asphalt felt cooks: the oils that keep it flexible evaporate and it becomes brittle.
• Dryness. Nine rain-free months a year means the felt is never wetted and never tested; brittle splits sit there unnoticed until the monsoon.
• The monsoon itself. When rain finally comes it is sideways, violent and short. Water is driven under the tile at the eaves and ridges in volumes a gentle rain never produces.
• UV at the edges. Anywhere tile has slipped or cracked, the felt beneath is exposed to direct sun and fails there first.

How to tell which stage your roof is at

The table is a guide, not a rule; a roof that was built with better underlayment or that has been relaid once will be in a different place. The inspection, with tile lifted at the eave and at a valley, is what actually tells you.

What the fix is, and what it costs relative to replacement

When the underlayment has failed and the tile has not, the fix is a tile lift and relay: remove and stack the tile, strip the felt and battens, repair the deck, install high-temperature synthetic underlayment and new flashings, and relay the original tile. You keep the tile, which is the single most expensive material on the roof, so a relay costs well under a full tear-off and new tile. It also keeps your roof matching the rest of the street, which new tile rarely does.

Done with proper high-temp underlayment, a relay resets the clock on the roof for decades. The second time around you are not replacing felt that was never meant for this climate; you are replacing a membrane that was.

If you are at year 18 or beyond on original felt and have not had the roof walked, the free inspection is the place to start. You get the photos and the square count either way.
