What does tile roof underlayment replacement cost in Las Vegas?

How relays are priced

Roofing is priced per square, where one square is 100 square feet of roof surface. A single-storey Las Vegas tract home usually measures 20 to 30 squares including overhangs; two-storey homes and custom homes run higher. A relay quote is the square count multiplied by a per-square rate for the lift, strip, underlayment and relay, plus separate lines for flashings, deck allowance, disposal and permit. The per-square rate is where all the variation is, and it comes down to how hard your particular roof is to work.

The eight cost drivers

1. Square count. The base. Measured, not guessed; you should receive the roof plan.
2. Pitch. 4:12 and 5:12 roofs are walkable and fast. 6:12 and steeper slow the crew and may need staging or safety rigging.
3. Tile profile and weight. Standard concrete S-tile and flat tile relay quickest. Clay, lightweight and discontinued profiles are slower to handle and harder to match for replacements.
4. Valleys, hips and penetrations. Each valley is new metal and cut tile; each pipe, vent and skylight is a flashing. A simple gable roof costs less per square than a cut-up hip roof with eight valleys.
5. Stories and access. Second-storey roofs, tight side yards and no driveway access for the tile stack add labour.
6. Deck condition. Shown as an allowance (a set number of sheets) with a per-sheet price for anything beyond it, approved by you before it is cut.
7. Solar. If there is an array, removal and reinstall is its own per-panel line from the solar contractor.
8. Underlayment spec. High-temperature synthetic or SBS-modified costs more per square than 30# felt, and it is the entire point of the job. A bid that does not name the product is a bid for felt.

Relay vs. full re-roof

The tile is the single most expensive material on a tile roof. A relay reuses it; a re-roof throws it away and buys new. That is why a relay costs well under a tear-off-and-replace for the same roof, and why a homeowner quoted a full replacement on a roof with sound tile should get a second opinion before signing. Some roofs genuinely need replacing: tile broken across the field, spalling clay, a deck rotted beyond a few sheets. The inspection, with photos, is how you find out which you have.

What a real quote looks like

Here is the structure of an Arista relay quote. The numbers are illustrative; yours depend on the drivers above.

Every line is a number you can compare against another bid. The only one that can change after signing is the deck, by the sheet, with your approval.

What ranges get published

A few Las Vegas roofing sites post numbers: roughly $8 to $20 per square foot for a tile lift and relay (that is $800 to $2,000 per square), and $18,000 to $35,000 for a full tile replacement. The spread is the point. A 24-square 4:12 S-tile roof with two valleys and a 26-square two-storey roof with eight valleys and solar are both "a relay" and nowhere near the same price. Use published ranges to sanity-check a bid, not to shop by.

Why the cheapest bid is often the most expensive

A relay done on 30# felt is a relay you will do again in fifteen years. A relay with the old valley metal and pipe jacks left in place is a relay that leaks at the flashings in three. A bid that is far below the others usually got there by leaving something out; ask what underlayment, whether flashings are new, and what the deck price per sheet is. If the answers are vague, the number is not real. See how we price and how to read a roofing quote.
